Selway Management, Inc. is a property management company located in the Airport Business Center in Santa Rosa.
Selway Management has a number of rental properties in the Airport Business Center. Two-thirds of their properties are industrial, one-third are office, plus 60,000 square feet of
retail. "We have a total of 656,000 square feet of rental properties," says Jennifer Sibley, Property Manager at Selway. |

Among their other rental properties Selway Management has the six-story, former Eureka Federal Savings Building,
at 50 Old Court House Square in downtown Santa Rosa under their management. Sibley and Sheree Meehan, also a property manager at Selway, have high aspirations for the near future, "We
should reach over one million square feet of properties by the end of 2006," says Sibley. |

Selway Management prides themselves in their excellent upkeep of their rental properties.
Recently they discovered that a 120,000 square foot warehouse they lease out in the Airport Business Center had a problem with the exterior wall mounted security lights. "Only about a
third of the security lights were operational," says Sibley. |

Michael Saitone, Knights' Electric's TEGG Service senior sales representative had previously contacted Selway, so they called him regarding the security
lights. "We were impressed with his quick response to our problem," says Sibley, "It was a rather involved project. We didn't know what to expect, but Mike took the time to explain
everything including our options. We didn't want just a quick fix, so Knights' Electric checked the lighting system, repaired some of the lights and replaced four others."

Knights' Electric has just completed power and control wiring of a new ammonia refrigeration system. The
electrical work consisted of the installation of a new 2000-amp, 480/277volt main electrical service and new 120-amp Allen Bradley motor control center with interconnecting power and control wiring to all of the refrigeration equipment.

Knights' Electric provided the new motor control center with solid-state soft starts for the large electric
motors on the compressors, which aid in the reduction of electrical current when starting the motors. Variable frequency drives where provided to power the cooling tower fan motors,
which can adjust the speed of the motors automatically depending on the amount of cooling needed, thus saving energy.Knights' Electric has also designed, built and
installed pump over control panels on forty-four of the fermentation tanks and retrofitted sixteen older pump stanchions throughout the winery. |

Knights' Electric's residential department
is nearing completion of a custom home remodel and addition project that required a design/build electrical plan, which seemed to take on a life of its own. The home grew in size from 3,000 square feet to 4,000 square feet under the supervision of Hadley Construction, Inc., the general contractor on the project.

"The owners saw a lighting keypad layout in a home design magazine prior to the beginning of the project and
that's what they wanted to explore for their remodel and addition project," says Matt Sweeney, Project Manager for Knights' Electric's residential
department, "We started with a Grafik Eye
, a smaller, simple lighting control system. As the planning progressed we kept adding keypads in more rooms to the point
where I said 'if we add one more keypad we are going to have to move up to a HomeWorks control system to handle all of it' – and we did."

As with many custom homeowners, other personal preference features were added as part of the overall lighting
plan, such as chandeliers in the family room and upstairs master bathroom. Juno, low-voltage, adjustable recessed
lighting, has been installed throughout the home to facilitate art and mood lighting. |

lighting fixtures for entryways and security lighting. An interesting patio trellis lighting design features "hidden" lighting fixtures between the trellis joists. The landscape lighting design is still being developed.

The homeowners are so happy with the HomeWorks lighting control system that they wish they had started with it
in the original parts of the home that were not changed by the remodeling. "We can always go back and install a Lutron Wireless Series
system that doesn't require wall and ceiling tear outs," says Sweeney. With Knights' Electric's design/build electrical plans the possibilities are almost endless. |
